Good day Gurus, we intend to sell our HDB home and use the sales proceed to invest in a condo unit. We intend to rent out the condo unit once TOP and if the price is good, we might sell it instead in the future let say after 5 years. With a budget of ard. $500K - $600K, we are interested in the new launch projects instead which should be within our budget. My questions are, is there any good timing to purchase a condo for investments? With the budget that I have in mind, what are the recommended location that I should look for to gain a good rental yield or to sell in the future. Appreciate the assistance and have a great day!

The S&P process needs careful and confident planning with resale checklist submission especially HDB, CPF, bank and lawyer etc. Recently my client 'suddently' bought a dream condo while 'holding on' to a HDB flat. They needed the extra 'funds' for the condo. Hence, after a series of planning, discussion and deliberation, they finally decided to sell their HDB unit. If you want a consistent S&P process, call us for an opinion. The stress relief effort is enormous and the commission is insignificant. Check this site: www.catherinepang.com Read More

Hi Ripsta,

For your investment unit, i do have a project which i am recommending to property investors as 1)rental potential is more than 5%.

2) location and nearby developments is expected for capital appreciation.

If you would allow, i would like to arrange a time to show you the the show flat and how we derived at the calculations.

I can be contacted via my mobile 9386-0900  .

thanks!

Hi Ripstar,

With plans to move ahead into investment, it is a great move, however, I do wish to caution against selling your HDB as the moment after you sell off your HDB and purchase a private property, you will have to meet the MOP and dispose off your private property should you decide to purchase another HDB in the future. I'll always advise my clients that should they be looking to invest in a private property, the foundations should be laid right to ensure that you have something to fall back on. With HDB's potential to attract good rental yield, perhaps you would like to look into that first?

Call me for further discussion should you require.
