Hi,

I would be most glad to assist you further and pls feel free to let me know if you need any assistance. Have a good day ahead. By the way, yes you could refund the deposit as long as no TA is being signed.

This is an issue when agents handle transactions without proper documentations. It will be your words against the agent's and tenant's words in this case. Key thing here is why did you change your mind after few hours? Because another offer was received?

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

## Deposit for Rental Property in Singapore (No LOI Signed)

In Singapore, if you collect a deposit from a potential tenant without signing a Letter of Intent (LOI), the situation depends on any agreements made with the tenant.

Here's a breakdown:

* **No Cooling-Off Period:** Since there's no LOI, there's technically no legal cooling-off period for you or the tenant.

* **Potential Dispute:** If you decide to back out after collecting a deposit and the tenant wants to proceed, they might dispute your actions.

* **Recommendation:**

* **Return Deposit:** If you've changed your mind and the tenant hasn't signed anything, it's best to return the deposit in full to avoid any misunderstandings or potential claims.

* **Future Reference:** For future rentals, consider using a formal Letter of Intent to outline expectations and deposit terms for both parties.

**General Tips:**

* **Clear Communication:** Always maintain clear communication with potential tenants regarding deposits and rental agreements.

Hi
Sure, I'd be happy to help with your question about renting property. Here are some key points:

- **Deposit Collection**: Collecting a deposit from a tenant indicates a level of commitment, even if no Letter of Intent (LOI) is signed.
- **Legal Implications**: Typically, there's no formal cooling-off period in Singapore's rental market once a deposit is collected, as it implies agreement to proceed.
- **Good Practice**: It's always best to have clear, written agreements to avoid misunderstandings. If you change your mind, communicate with the tenant and agent immediately to resolve the situation amicably.

As a family realtor with over 10 years of experience solving property-related issues, I can guide you through the process and help you understand your options. Let's discuss your situation in detail to find the best solution. Contact me today.
