Hello,

I have read a few articles where they have explained about the pros and cons of a sole ownership/sole occupier model as compared to a joint ownership model.

Hence, I just wanted to clarify on the pros - the understanding is that the sole occupier is eligible to purchase a private property after the MOP is fulfilled. However, what I would like to understand is if this private property can be used for personal stay?

The HDB website specifically stated that the private property to be purchased for investment purposes only.

There is no specific definition on what does investment mean, therefore purchasing a condo for investment does not necessary means that it is to be rented out. If you have certain plans or ideas in mind and need to speak to a consultant in this matter, I am more than happy to assist further.

Hi Sir/Mdm,

For sole ownership, only the owner will be able to use his or her income to secure the loan and only his or her CPF can be used towards financing the house. The essential occupier must also meet the MOP and therefore cannot purchase any private property within the first 5 years period.

After fulfilling the MOP, the essential occupier can purchase a private property without the need to pay the Additional Buyer Stamp Duty and can choose to stay in either the HDB or the private property and rent out the other one.

Hi,

For sole ownership, only the owner can use his/her CPF OA to fund the purchase price and monthly repayments, and only his income will be recognized for loan purposes. Both the owner and essential occupier have to fulfil the 5 year MOP period before they can purchase a 2nd residential property.

Assuming the finances are comfortable (as ABSD will apply), and MOP met, you can keep both the HDB and private property, while choosing to stay in either property and renting out the other no issue.
