Assume first property, both below 35 years old, and singaporean, buying private condo (not new EC)

Breakdown as follows

DP Cash 5% 65k
DP cash/cpf OA 20% 260k
BSD + legal fee cash/cpf OA 3% approx 39.6k

Max 75% loan 975k

Total cash+cpf required = 364.6k , so you all have sufficient

Loan wise, assume you all have no other loan obligations, max loan is $1.152mil, so you all can cover the 75% loan 975k

What is missing from the information is both your age in order to establish a more accurate loan figure. Assuming tha both of you are able to loan up to 30 years tenure, then the $1.3m price tag should be within affordability if you are looking at private condo (based on TDSR) and not new launch EC (based on MSR).
