Hi, can someone advise on what will happen on the following scenario:
- pass license and join an agency (propnex, era)
- practices as a property agent for a period
- having to be away from singapore for few years

What will happen to the license if youre not practicing? Will you be able to renew online? Or depends if online courses are available? Will you ever have to take the res paper 1&2 again?

Hi,

1) CEA allowed 2 yrs grace period for those who are unable to practice but wanted to be in the trade.
2) Means that you can don't renew your license for 2 yrs at any time.
3) If you wanted to keep your license, you will need to attend specified hours of trade training (CPD) every year and pay your license fees promptly.
4) You can renew your license online, I believed all agencies would keep this practice since the system is already set up.
5) We only started the online course in 2020 after the outbreak. Thus unable to advise whether this will continue once the pandemic went away.
6) You won't be stopped to retake the paper again if you failed to renew on time. Except that you must be aware that you will have to fulfill the training hours before being allowed to retake the papers.
7) This means that you will have to retake the RES course even though you are already trained.

Hope the above answer your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

Hi, I am William Goh from PropNex, hp 9477-3900  , and I am using Andrew’s account to reply you. Andrew is also my business partner.
Under the current CEA policy, you can stop renewing your CEA license for a maximum of 24 month. During the 24 months period, you have to fulfil all the yearly CPD points in order to keep your license. You have to renew (join any agency) your CEA lic before the 24th month.
If your did not renew (join any agency) your CEA lic within the 24 months, your license will expire and you have to retake your RES exams again.
For further info on this matter, I suggest you check from CEA:

I am unsure about other agencies, but OrangeTee & Tie does conduct the CPD programs online therefore renewal requirements can be met even if you are not physically present. The CEA renewal process can also be done online therefore there is no lapse period in between to be worried out. Otherwise, as what Ling has indicated, CEA will allow 2 years maximum and you will be required to clock in the CPD hours before your license is granted again. For lapse period of over 2 years, you will need to retake the RES course and pass the exams before you are eligible to apply for the license to practise.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.
