Hi Gurus, currently planning to plan out our hdb resale purchase and HFE with my fiance. We understand that there is a income ceiling of 14k and was wondering how is this computed. If I finance the home on my own and set her as occupier would we be able to get the HDB loan instead of having to go for a bank loan which potentially require more cash up front.
I am eligible for single scheme but unfortunately exceed the hdb income ceiling as well

Both your income will be assessed collectively when it comes to eligibility of HDB loan as well as housing grants, even if you are listing yourself as the sole owner in the purchase with your partner as an essential occupier, however, only your income will be assess for the loan amount if you are intending to apply as a sole owner. You are right that going to the bank will require more cash up front, however, by doing so, it could open up a whole lot of other options to consider in terms of the resale flats available as well as the locations which maybe more appealing. You may wish to balance out the options, or perhaps jump the gun of HDB and go directly into a EC or private condominium to ride the ongoing wave of appreciation of value, over limiting your investment potential into a HDB where you will need to observe 5 years MOP or more than 10 years if you were to go into BTO for prime or prime plus.

Hi,

Both yours and your partner's income will be included for grants and hdb loan assessment purposes, to assess whether you guys are eligible to qualify, even though 1 is essential occupier. If both incomes combined exceed 14k, will not be eligible for hdb loan or any grants (except for proximity housing grant near to parents). Have to go for bank loan. But for bank loan, occupier income is not included for assessment.

Hi,

1) The HDB requires you to submit a 12-month payslip to get an average monthly income. The 13th-month and performance bonuses will be treated as additional and a 30% haircut is applicable.
2) Regardless of listing your fiance as occupier or owner, her income will still be added together with yours to be treated as the household income.
3) You will know whether your household income exceeds the income ceiling by applying an HFE.
