If your time horizon is 5 to 10 years for the next property, in my opinion it is generally still safe as the buyer profile looking at this meyer / mountbatten area will prioritize overall condo design and vibes, unit layout and age of building over the leasehold / freehold status. From experience working with other buyers, the leasehold / freehold tenure becomes more of a factor when the leasehold condo is approximately 20 years or older, assuming all other attributes are equal or comparable. Looking at it in another way, it is also good that there are newer meyer condos setting new benchmark in this locality, which means they become the "leader" to help to bring up overall prices here and newer condos like Liv @ MB will benefit from this spillover effect as well, which helps with your exit plan. For example, freehold meyer mansion has already crossed 3k psf, and liv @ mb still offers a good buffer assuming your entry price is at approx 2500 to 2700 psf. The upcoming meyer park enbloc development by UOL will also set a new high in this precinct when its up for launch next year.
Liv @ MB's proximity to the future MRT is another material factor that can be the deciding factor for buyers over the meyer condos further away. The rooftop infinity pool is another feature which nearby condos do not offer. The earlier TOP at 2024 is also another plus point to you since you need not wait too long as well. The only downside, I think, is probably the lack of schools within the 1km radius which is why some of the chinese buyers I am in touch with is still hesitating. Is this one of your considerations as well?
As per my point on leasehold developments above 20 years old, I would think based on your circumstances, Liv @ MB seem to make more sense than Pebble Bay, even though you may be able to get a bigger floor area at PB.
