HI I received my IPA from the bank, and apart from the max loan amount, it is also stated "Stress test at 4%". What does that mean? Also, it was stated loan tenure at 25 years. If I decide to reduce the loan tenure, will the bank welcome this, and will the loan amount change? How about the packages, like fixed or floating, and term duration, this will be decided later with the bank?

Hi

The stress test % is MAS requirement when doing assessment of applicant's home loans for banks, so you need not be concerned about this as it is beyond your control. If you decide to take up a shorter loan tenure, but maintain the same loan amount, it is possible but the monthly repayment will become much higher.

You can finalize the loan tenure, rates, and whether floating or fixed rate package later when you have an OTP for your impending property purchase. Do note for under construction new launches, banks only have floating rate packages home loans for that.

This IPA is just an indication of what you can borrow from the bank you applied with, based on the info submitted and the prevailing MAS guidelines. The validity varies with banks. If your purchase is much later say next year, the indicative loan amount may change. But this IPA is a good start to determine the approx affordability.

Stress test at 4% means that the bank is considering that interest rates are assumed at 4% for your loan.

You are welcome to take a shorter loan tenure. You can always work out with your bank on the loan tenure. Check with the banker directly for the loan questions. If you need assistance to speak to mortgage broker, feel free to get in touch. I can get 1 of my mortgage broker to contact you.
