Hi Ray
The answer to your query depends on your objective in investing in the private property and what attributes this place have.

Property market is cyclical - if you are investing - consider your options, potential returns vs other investments available on hand that match your profile.

If you are getting a private property to stay, the consideration would be different. Consider the conveniences, prestige, facilities, location and what your family will be enjoying vs your current option. When you should think of selling this at a later stage, the resale potential would then come in play.

One major point I advise all my clients - do your maths with the amount you can invest. Try not to overstretch and over-leverage beyond your comfort reach . . . this truism applies not specifically on real estate but to any investment per se. (If you are borrowing money from the bank, factor in the interest rates).
