Afternoon Mr Liew,

Estimated valuation could be in the range of $450 +/-.
Valuation and COV is all depends on the house condition, facing, floor level etc.

I will recommend you to spend a minimal amount of $170.50 to request for a formal valuation if you are keen in selling your property.

But before doing so, you must ask yourself whether have you fulfill the applicable minimum occupation period to your HDB flat.
