Hi Propertyguru,i have a few questions relating to property buying.We are a family of 5(2 adults,3 kids.All SC).Currently staying in a resale EA HDB bought in 1998(with a $40,000 govt grant),with an outstanding loan of $150,000.We are thinking if we sell our EA to purchase a new EC,will there be ABSD involved?Also,do we need to repay any levy if we do purchase the EC?And will there be any difference if we keep the HDB,buy the EC than sell the HDB as opposed to sell the HDB than buy the EC.Also,may we check the average waiting time for an EC?Appreciate any advice that you could give.Thanks.

Hi,

There is no ABSD involved if you purchase new EC, as its a requirement to sell the hdb after you collect the keys to EC. Yes resale levy is payable since you have taken grant for the hdb, and its 50k payable through sales proceeds. There is no difference whether you buy EC first or sell HDB first, just that the former probably involves taking up a concurrent 2nd loan which you have to service. Its about 3 years from booking date typically.

Hi there

1. No ABSD as you have to dispose of your current HDB after key collection within 6 months after key collection of your new house.

2. Resale Levey - $45000 - $50000.. (need to double-check)

3. Cannot keep HDB, once you confirmed your EC almost gonna TOP, have to start planning to sell the HDB

4. Average time for EC around 3-4 years from deposit payment.. Depend on project, 2-3 years also a possibility..

Dear Sir/Mdm,

It is a wise choice to upgrade to an EC as a study supported by past statistics have shown that most EC owners are able to enjoy the potential upside and sell the unit at a tidy profit in the future. I can email you the report.

There is NO ABSD for EC purchase but you will have to pay a resale levy of $50,000 when you purchase an EC as it is considered a subsidized housing.

As to whether to sell the HDB first or purchase the EC first and sell the HDB subsequently upon the EC completion depends on your finances and whether do you have an interim place to stay. Ideally, if its within your financial means, you should purchase the EC first and sell your HDB to minimize the disruption and have a smooth upgrading process.

The waiting time depends on the construction phase of the EC. There are a lot of EC options available in the market currently, some of them will be completing in the next 1-2 years. It is important to choose a project which can allow you to maximize the returns in the future.

Hi,

There is no ABSD applicable for purchasing of new ECs. However, you will be liable for a resale levy of $50,000 upon selling your current EA flat.

Have your worked out your sums yet? Is the $50,000 resale levy a concern for you? Or do you have the same thinking as me that this $50k would be put to better use by purchasing a private condo instead?

If I can propose to you a private condominium that is priced near to EC pricing, and you will be able to avoid paying the $50k resale levy, would you be keen to explore this option?
