Hi, what is the difference between built-up area, built-in area and land area? Also, what is "GFA" and plot ratio? What is the difference between "estate in perpetuity" and "freehold"? Thanks. Newbie here hoping to buy a landed property but confused about all these terms.

Hi Alex,

Land area as simply as the size of the land e.g. 2,000 sqft. Built-up and built-in area generally means the same thing i.e. assuming the 70% of the land is used to built the house, the ground level of the house would be approx 700 sqft excluding the parking lot, garden etc. If it's a 3-storey house, the built-up area is approx 3 x 700 = 2,100 sqft.

Plot ratio is a factor used to derive the GFA (Gross Floor Area). Using the same example of 2,000 sqft land and plot ratio of 1.4, GFA = 2,000 x 1.4 = 2,800 sqft which is max permissible built-in floor area for the house.

Both Estate in perpetuity and estate in fee simple are official terms used to describe freehold land. There are some slight differences between them but don't get too hung up by it.

Jeron has painted a very helpful summary for your understanding.

I think you have great insights to be wanting to get into the landed property. Most importantly, the information you should consider is the land size and build of the property in comparison to the price (with consideration of the condition of unit). Unless you are redeveloping the property on your own, very seldom you will be looking at the GFA.

Built up and Built in are technically different things, where Built-in are more typically referring to usable areas and does not include car porch, pool or lift shift and etc. Built up are will include these areas and are typically bigger than built in, especially for new builts. Hope this help!
