PropertyGuru only allows registered agents with a paid subscription with PropertyGuru to put up their listing for sale or rent. I have recently just paid over $13k to renew my subscription with PropertyGuru. Home owners are encouraged to consider engaging the services of an agent to market their property for sale or rent, since commission is only applicable for every successful transaction, thus you can actually factor in this commission amount into the final rental price such that the tenants are the one indirectly paying for the commission, instead of home owners paying the advertising fees whether or not a tenant is successfully secured. Propertyguru only accepts listings from agents with paid subscription. With very minimum fees, you may consider engaging an agent and enjoy the advantages that came along with it. An agent can assist you in drafting a detailed tenancy agreement in case there are future disputes with tenants. In addition, an agent can ensure HDB/URA rules and regulations are adhere to. HDB (for HDB flats) and URA(for private properties) have some rules and regulations when renting out that need to be followed.(eg, occupancy cap, profile of eligible tenants for HDB, non-citzenship quota for HDB). Generally, HDB is stricter in terms of rental rules as compared to URA (private properties). Unfamiliarity with rental rules and regulations can result in dire consequence with the authorities.
