1) I've done a study on blk 5 Marsiling Drive, 4-rm flat of 90 sqm. The 4-rm flat with less than 52 years remaining lease was transacted at $326k (10~12 storey) in Nov 2021.
2) Within 200m there is a newer block 5A, 4-rm flat of 90 sqm with a remaining lease of slightly less than 80 remaining lease, highest transacted at $390k at the same time; Nov 2021.
3) From the past transactions, it is obvious that this will be a challenge for you to have an offer higher than $350k.
4) The only reminder I like to offer is your flat lease will be getting lesser as time goes by, in another word, it is depreciating instead of appreciating. This is a fact you have to recognize.
5) In the meanwhile you have all the rights and freedom to market it at any price you wish to achieve.
