I currently own a 5I HDB flat in Hougang. Midfloor. Is my expectation of a selling price of $400,000 realistic? Our HDB loan still stands at $170,000 and we used approximately $60,000 back then. Does it mean that I can get ~$100,000 cash proceeds?

We wish to look at upcoming EC projects in Buangkok/Sengkang/Punggol area in 1-2 years time. What is the price to expect for 3 to 4 bedroom units?

From recent transactions, i would think $400k is possible. But i would need to know the exact location of your flat to give a better estimate.

Based on your figures, you can expect to get back ~$100k cash proceeds. But of course, i need to get more details from you before coming up with a more accurate number.

Pls allow me to answer your questions as follow:
1) Sell Hougang 5I at $400k realistic?
Currently, a HDB 5room at Blk 573 for $460k, Blk 831 valued $438k, Blk 924 valued $395k, etc.
Well, I need to understand your Blk and floor to better advise. Generally, I do not see a problem.
Your sale proceed est (if selling 400k) would be 400k - outstanding loan of 170k - cpf return with accrued interest of 60k - misc fee = approx. 150+++k.

An EC at Park Green 3bdrm 650+++k and up (depending on flr size, floor #, unit reno.); the Florida at Hougang Ave 7 at about 630-700++, etc.

Good if I could talk with you more to work out your selling and buying financial plan. 'cos on buying, you need to know how much cash and cpf you need put aside to buy, and the loan amt.
