Dear sir/madam,
COV that can be achieved can only be how much a buyer is willing to pay. You can expect a very high COV but if no buyer is willing to pay, it is only an expectation, therefore it is often that I will only advise my clients to look on the final quantum they wish to achieve based on the following considerations:
1) Any need to purchase after the sale?
2) Any other financial considerations to take care of with the sale of the property?
With that in mind, as well as understanding the outstanding loan and CPF funds utilised, you can then work out a final sales figure.
I have just concluded a sale of a 5I HDB for $100k COV. Unit is in its original condition in a central location. So all in all, I would say that a buyer may not be splurging high COV on the purchase due to the renovation but rather its location and requirements, as what is nicely done in your perspective maybe undesirable or waste of space to others, which means they will still be spending money to sremove all the renovations done.
I am staying in Tampines myself and understand that your block is in an excellent location that is near the MRT.It should generate strong demand and viewership.If I really were to provide a figure somehow, I will say $60k. If there is anything I may assist further, do give me a buzz.
