I have already viewed a resale condo via direct contact with the condo seller agent. If I then engage my personal agent to buy the condo and sell my HDB at the same time (Meaning to coordinate the buy and sell timeline to avoid ABSD). Will my personal agent get a share of the condo sales agent fee? Will there be potential conflict of interest between the 2 agents?

Hi

Speaking strictly to the rule, the seller agent of the condo can refuse to share his commission with your agent as you are consider his direct client. Having said, it will be the seller agent discretion.

There is no potential conflict of interest for the agent as he is representing only you for the sell and buy. The fact that he shared the commission with the condo seller agent does not obligate him to the seller. It is an agreement between the agents themselves. Your direct contact with the seller agent negate his involvement in the deal. Thus, seller agent has the discretion not to shared his commission.
