I have an existing 3rm and waiting for bto completion in PCD Q4/2017. For my new bto, we have sufficient funds to settle all and loan is not required. So, when do I need to sell my exisitng flat and yet to collect my BTO keys?

Hi,

It might be a bit early now but usually it will be good to start 6 months before your key collection to BTO. Since you are able to fully fund the next flat, you have the option to choose the best time to sell your current flat so to maximize your sale proceeds. Hi Sherry, for your case it be much more simpler since you have sufficient funds. You could market your old unit as early as 3 months before key collection. Because due to the weak market sentiment, it will takes a longer time than usual to get a unit sold. Good morning seller,

Since you have sufficient finances to find your BTO purchase, you just have to adhere to selling it off within 6 months from your key collection date.

If not, you can choose to market it 3 to 6 months before key collection date so you will have more funds to have more funds ready for renovation.

Afternoon Sherry,

As you have indicated that you have sufficient funds to facilitate the purchase. Therefore, you can actually start to market your unit upon receiving official news from HDB to collect your keys. With standard transaction timing of around 3 to 4 months, you would have moved into your BTO, along with the required renovation done, by the time you hand over the keys for your current unit.

Hi Sherry,

Since you have enough funds to complete the purchase of your new flat, I would suggest you only start the marketing efforts upon receiving the letter from HDB to collect your keys.

In this way, you will be able to have a smooth transition from your existing home to the new unit without the need to worry about no place to stay during the transition period. HDB will also allow you a 6 months period to dispose off your existing flat.

You can start marketing the flat 3 months before you collect the keys, it will always be good that you have a buffer of time before you move into the next place.

If you leave the marketing and selling of existing unit to a later date, it will not be advantageous for you.
