I live in an EA in Tampines t 32 . I would like to know what's the range of transacted prices and valuation for this area? Would anybody pay 50k or more above valuation?

My problem now is deciding to buy a smaller HDB flat (but current prices a bit too high) or stay with in laws and get a good bargain for Freehold landed property in the next few yrs? Or should I look for Condo instead?

Any advice?
