Hi Andy,

If you have the funds to purchase the HDB flat, you can opt to go ahead with the purchase first, then undertake to sell your private property within 6 months upon the completion of the HDB purchase.

If you wish to sell off your private property first, you will need to find alternative accommodation during the transition period as private resale transaction takes a much shorter time to complete than a HDB resale transaction. Alternatively, you may wish to negotiate a lease-back agreement from the Buyer of your private property until your HDB flat is ready.

Hi Andy,

By pre-owned HDB, if you meant its BTO direct purchase from hdb, yes you have to wait out a 30 month period after selling your private property before you can apply. You also have to be eligible with conditions like 12k/month and below, family nucleus etc. Resale flats might be more suitable if you wish to transit immediately to your next place.

Hi Andy,

I supposed you have gotten the answer in terms of the requirements whether to sell or purchase first. If you are looking to apply for a bridging loan to be disbursed for your purchase, banks will require that your buyer to exercised the Option To Purchase over your private property, that is to say, you will still be required to sell first prior to purchase.

Hi Andy,

Your concern is valid and I also get this same question from my clients who are in a similar situation as yourself! My advice to my clients is to always sell first before buying. With careful and meticulous planning in terms of timeline and finances, you will be able to transit smoothly from your existing property to your HDB without the need for a temporary place to stay.

Selling first is advisable as it is currently a buyer's market, ie it is easier to buy with the plenty of options in the market esp resale HDB flat as compared to selling. To get a buyer who is willing to pay a good price for your private property takes time and therefore you should sell first then buy to avoid getting stuck in a situation that you are limited for the time frame to sell and because of the absence of good offers, you compromise on your selling price.
