Sure why not? Clementi is always in demand as it has various amenities and good schools. Also in proximity of various commercial nodes such as one-north, j gateway, science park and NUS etc. with various tenant profiles. My opinion is that, Clementi as whole, is generally a good location. It has good amenities, and is near some prominent commercial nodes like Bouna Vista one-north and International Business Park.

However, whether the property is a good investment, largely depends on your entry price, as compared to the surrounding properties.

That is where you can engage a real estate professional who is familiar with the market, to provide you with the advise you need to zero-in on the properties with the lowest risk, and yet highest capital appreciation.

Care to share your objectives and intention in investing in Clementi? Why clementi and not other areas?

Every location will have their strong points. As for Clementi, it's a mature town with reputable primary schools to university so catchment for tenants should be adequate.

But we should not just focus mainly on rental, we also also look at the potential upside of a project. If a potential upside in 5 years time is way better than your rental over 5 years, which will you choose?

Perhaps you can share more with me so I will be in a better position to assist and advise you whether should you proceed with investing in Clementi or is there a better project for you, maybe in Core Central Region?

Depend on your requirement, some of the Clementi Condo pricing are still on the lower side of range.. i.e. below $800 psf depending on whether it is leasehold or freehold. So upside is still there for CLEMENTI.
