Home owners are not eligible to post advertisements on PropertyGuru portal. In fact, they are highly encouraged to engage the services of an agent to do so, especially with the rising number of scam cases involving real estate. Many consumers are now more comfortable to look into units listed by agents as they will be able to verify if the agent is a genuine one or not, and be more assured of the due diligence we have to carry out in order to list a property for sale.
In addition, the commission will only be applicable upon a successful transaction, thus there is no costs up front for homeowners if there is no confirmed buyers. This means that as a seller, you can factor in the amount of commission payable into the final selling price so that the buyers will be the ones paying the commission indirectly. Isn't this more beneficial to the owner since properties are not sold because of advertisements. I have also sold units to database buyers without advertisements but because of my network, I am able to reach out effectively to buyers or fellow professionals who may have buyers for your unit.
I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.
