May I check if my condo lease with current tenant is ending soon, is there any guideline that I should note for lease renewal with current tenant e.g. any limitations on the period that I can renew with them? Can I renew with them for another 2 years?

If there is a limit to the period I can extend to my above question, e.g. extend 6 months only, how does this impact the agent fee that my agent is charging us? I am looking from the viewpoint of should I extend my lease contract with current tenant or look for new ones altogether?

The current rental market isn't all that rosy, with a slew of projects obtaining their TOP over the last 12-24 months, thus if the tenant is open to renewing the lease, I am of the opinion that you should renew as long as it is within market rate.

As the rental agreement is a private agreement between the tenant and yourself, you can discuss on the tenure of extension and agent's commission is negotiable between you and the agent. You may wish to look at the estate agency agreement signed with the agent for the existing rental to see what your obligations are as a landlord.

Renewing with existing tenant:

Pros: Less hassle, lower agent fees, potential for stable rental income.
Cons: Might miss out on higher rental rates in a rising market, potential for wear and tear on the property.
Finding new tenants:

Pros: Potential for higher rental income, opportunity to refresh the property.
Cons: More effort required, higher agent fees, potential for vacancy period.
If you are unsure, consult with your real estate agent for advice on the best course of action based on your specific situation and the current market conditions.
my personal opinion: can negotiate with current tenant to renew at market rate SO THAT THERE IS NO BREAK BETWEEN EG NEXT FEW MONTHS NO RENTAL INCOME BECAUSE IT TAKES SOME TIME TO FIND THE NEXT TENANT , PROVIDED THIS CURRENT TENANT TAKE GOOD CARE OF HOME :)
