My current outstanding loan is 663000...bought my house at $1.02m. My spouse has not been contributing to cpf for 2 years...our balance OA are his $36k n mine $56k...we have used $210k n $205k...would like to purchase a 4 room hdb...please advice the cash that i have to standby n whether should i sell or hold my condo...my home market rate right now is $917k

Hi,

Based on the info shared, if the property is sold less than $1mil it appears it will be a negative sale and there may not be sale cash proceeds.

May I know where did you get the data about the $917k market rate from? Perhaps you could share more about the property details such as location, unit size and floor so I can make better recommendations about the possible prices?

This will also help us to estimate the potential cash required for the next property purchase of the hdb. I have worked on similar cases and will be happy to share on the best approach for a smooth transition.

Sales price 917k minus loan 663k , therefore balance of 254k to be returned to you and your spouse cpf account .

Total combined cpf in you and your cpf account therefore 254k plus 92k existing cpf , equals 346k cpf total combined.

Almost no cash required to buy a resale hdb BELOW 346k by using full cpf , no cash required too if you qualify for a hdb loan , however 5% cash required if taking bank loan to buy hdb , also agent fees and lawyer fees payable by cash when you sell your condo ,

As to your question about buying hdb or status quo keep condo , this will depend very much on your lifestyle preference and your affordability level .

Hi Ms,

If you're looking to purchase a 4RM HDB flat, you will be required to sell off your current condo, latest within 6 months of the HDB purchase. You are not allowed to "hold" onto your condo and rent it out.

For HDB purchase, if you're planning to take a bank loan, you will need to prepare the minimum 5% downpayment in CASH, with the balance 20% you are able to use CPF.

If you have the combined 25% as downpayment, plus approximately 3% for stamp duty, you will be able to purchase the HDB flat first, then sell the condo within 6 months.

However, if you do not have the funds, you will have to sell off your condo first, so that the funds can be freed up for your HDB purchase.
