Question About Agent Fees for Short-Term Leases

Dear PropertyGuru Community,

I hope this message finds you well. I would like to ask for guidance on how commission fees for agents typically work for short-term leases (e.g., 4 months) in Singapore.
• Should the agent provide a formal contract or invoice for their service fees?
• Is it common for these fees to be requested separately from the main lease agreement?

I am seeking clarification to ensure proper procedures are followed. Any insights would be greatly appreciated.

Hi Edoardo,

There is no fixed fees for agent's commission, and is up to the client and agent to come to an agreement. There should be a formal estate agency agreement form signed between the client and agent, and the agency should be issuing an invoice to the client for the commission. Read More

    Thank you for your response!

    So how should we behave if the agent request the fee to be paid via revolut and refuses to issue a contract and/or invoice ?

    Would we risk that the main lease agreement (that, btw, was signed with the assembly) becomes void ?

    Ps: we know that this agent has successfully provided accomodation to other students, but said students were not given a contract for the fee from the agent.
