Normally in such a scenario, security deposit will be forfeited and also tenant would need to pay a prorate of the agent commission.

Tenant's Obligation: Technically, the tenant could be responsible for paying rent for the entire 15 months remaining in the lease.
Finding a Solution:

Mutual Agreement: It's best for both parties to try to reach a compromise.
The landlord could agree to let the tenant leave early if the tenant:
Finds a replacement tenant.
Pays a negotiated amount to compensate for the lost rent.
Remember: Open communication is key. Discuss options and try to find a solution that works for both you and your tenant.
