We have 2 properties, both with pretty high rental yield and I would like to sell them as we might be relocating in a year or so. We just got it rented till end 2013 for both so do you think to collect rent till the last half a year before marketing to sell or should we market it now? Both are good locale, next to MRT and town and in excellent condition. Do you foresee that bank valuation would differ in the next few months - 1 year?

Since both of your units are tenanted till end 2013, then it will good to hold on till then.
Unless you wanna cash out your profit, then you may consider to sell.

Dear Investor,

I am not too sure what is your rental yield for both properties and how much do you intend to sell for both properties. For selling, as both units have been tenanted out until end 2013, unless you are selling at an attractive price, buyers will not want to tie themselves down with the long tenancy.

It will be great to be able to know further on what are your expectations and the details for better advise.

It is always a challenge to sell a unit with tenancy, and limited viewing opportunities given by tenant.

Having said that, it is also not impossible. With no viewing, will have to sell based on floor plan, site plan and photos. First I will also need to know the rented amt and your asking. Some investor will solely look at the yield to commit a property.
