We recently discovered that the ceiling in the rented room has significant mold, and this issue is limited to that specific room. The tenants attempted to clean it but were unable to remove the mold completely. We plan to clean up our own first before arrange for professional cleaning of the ceiling (without notifying the tenants), but we noticed they installed a door-opening sensor. **They are scheduled to move out next month.
As landlords, we would like clarification on the following:

1. Can we deduct the cost of engaging cleaning services from their deposit since they stated the mold was beyond their control and they were unable to clean it?

2. If we request them to move out earlier than their stated move-out date of February 14, would we be required to compensate them for alternative accommodations?

1. **Deducting Cleaning Costs from Deposit**:
- You **cannot automatically** deduct cleaning costs from the tenant's deposit unless the mold issue was caused by the tenant’s actions (e.g., neglect or damage). Since the tenants have claimed it was beyond their control, it seems like the mold could be due to environmental factors (e.g., poor ventilation, leaking).
- Before deducting anything, it’s advisable to **document the situation** (photos, condition reports) and have a professional cleaning service assess the issue. If it's determined that the mold was caused by factors other than tenant neglect, you may need to absorb the cost. PLUS > it is better there is mutual respect and discussion and AGREEMENT BY TENANT on this TOO

2. **Requesting Early Move-Out**:
- If you want the tenants to move out earlier than the agreed date, **you generally need to negotiate a mutual agreement** with them.
- **Compensation** for alternative accommodation is not required unless the lease specifies this or unless they are unable to find a new place to stay due to the early termination. However, it is good practice to negotiate or offer some assistance, especially if the tenants need to find new housing on short notice.
- **Check the lease terms**: If there is a clause about early termination, follow it. Otherwise, any changes should be agreed upon mutually.

Finally, **clear communication** with your tenants is key in maintaining a positive relationship and preventing disputes.

3. Even if landlord want to do room defects , it is basic courtesy and respect to tenant that landlord first check with existing tenant for a permitted and convenient time slot to go in >> in case anything valuable lost and tenant not present >> the one arranging a secret defects job , landlord or even the handyman might be accused of stealing valuable personal items.
