We rented an apartment at west coast road varsity park upon relocating to Singapore this year in February. The 2BR lease is S$3800 and we signed for two-year lease. Just now, our landlord informed us she will take over the unit or we have to increase rent to $S5,000. Is that even legal here in Singapore? What we should do?

Hi Aiza,

You should speak to the agent who brokered the rental for you to find out more. The key here lies in the tenancy agreement where if there is an absence of such clause for rental revision during the course of tenancy, typically landlord is not allowed to increase the rent. Landlord could be ill-advised and unaware of the legality of this as well, or they are increasing out from pure greed. I believe it is important to communicate properly with the landlord on this subject. In fact I have came across a few questions on this portal asking about the possibility to increase the rent lately, given the spike in interest rates that the landlords are being affected to therefore they are looking at ways to cushion this impact too.

The agent should be the right person to handle this if there is any. Otherwise it will then be important to get legal assistance proper to ensure your rights are not compromised.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. Landlord has no right to increase the rent. You just refuse to move. There is nothing they can do to you.
