Hi Sue,

An exclusive gives the agent a sense of security. He has no competition and it becomes just a matter of time before he closes the deal. I believe most agents will then market your place better, more aggressively, as they know their capital and effort will not go to waste.

An impressive presentation and promises go down to nothing without actions and delivering. For me, I usually tell my sellers that I do not need an exclusive to market a property. I usually got my exclusives at a later stage through my actions and performance.
