Hi Guppyslugger,

I should say that there are more pros than cons in appointing a sole agent.

Pros - You only deal with your sole agent, rather than you have to entertain so many calls and repeating the same info to many agents. Your price will be controlled by your sole agent. Too many agents selling your unit might undercut and come back to you with lower price. Your asking price will be affected. Your sole agent handle for you all the marketing activities, you just sit back, relax and hear from him.

Cons - There is only one, that your sole agent not working for you. Then again, if you have an agreement with him and understanding on the commission portion, there is no reason why he don't run like a dog for you.

So, go ahead to appoint a sole agent. I would be glad if you have a property to sell and need my service.

Yes, I agreed we are not "dogs" but professional agents. It is just my way of relating to clients that by appointing their sole agent, it gives them much more benefits. Maybe I should use an open inverted comas for that words.
