What HDB type (5rm, 4m etc) can I afford?

My yearly income is around 56k. I am a divorcee with 2 children. Am living with my father along with my children. I am 54 years old as of 2016.

We currently own a 3 room flat which we have stayed in for 17 years. It resales for around 300k. Previously, when purchasing this flat, I took a loan and have since fully repaid the loan. The amount that I have to return (with accrued interest) is 229k. My OA has 85.7k as of January. I did not take grants when purchasing my current home, so I understand that I am still eligible for the first timer grant with additional and the living near parents grant. Assuming that I do not have cash on hand and will be taking loan from HDB, what should the price range of the flats that I am looking for and what can I afford?

Hi,

I will be glad to do a detailed financial planning with you on how to approach this upgrading plans. From the limited info shared, I'm thinking a 4-rm around 400k seems like something you can explore, but it also depends on how much loan you can take. But do note" you have to sell away your 3-rm flat within 6 months of key collection to the 4-rm as one can only own one HDB at any one time. May I know which location is this unit? May I know which are your preferred location for your purchase?

Whether you can purchase a 4RM or 5RM will highly depends on how much loan do you want to obtain and which location do you want to purchase?

If let's say you take a max $150k loan for 10 years, your budget might be around $500k thereabout with all your CPF OA funds and available housing grants.

Probably you can share more information with me so I will be in a better position to advise and assist you further.

Firstly, we will need to know how much you unit can be sold for. Then we will need to know how much loan HDB can provide for you, based on your age, income and credit status, as HDB loan can only be stretched till age of 65, or 25 years, whichever is shorter.. Lastly, we will need to work on the estate, sizing, condition and requirement on your purchase. With all this data in hand, we can then work out something more to your affordability.

Good evening,

To have a detailed financial plan for you, I will need these information:

1) Sale
- your unit address to estimate the sale price

2) Purchase
- need you to apply HLE to find out how much HDB loan can you take.

I estimated that you might be able to take up $150k loan for 10 years based on your current income but it will be in your best interest to obtain a formal HLE.

In addition, if you are looking at HDB in mature estate/ centralised locations with $500k budget, I think you will only be able to afford a 4rm flat.
