It is inappropriate to estimate the valuation of a unit without 1st assessing its condition. By basing on the streetname, we can only extract past transactions out from the HDB and base on these data, subtract away the probable COV to derive the valuation. The problem is how accurate is this figure going to be? We are unaware of the condition of the units that had transacted, neither do we know the exact COV that was being paid for the transacted units, for every unit itself is different.
Are you willing to take a chance in listening to such advises? We can give you a probable range but the rane could be as much as $50k difference if not more, and this difference is a significant amount to be considered in your financial planning for sale or purchase.
If you are really keen in estimating the valuation, my advise is to make an appointment with a salesperson, otherwise you can simply pay slightly under $200 for a valuation to be done by HDB assigned valuer.
