What is the stamp duty payable if a Singaporean and a foreign spouse jointly buy a private condo or EC (privatized) in Singapore? The Singaporean spouse does not hold any property in Singapore. However, both have properties in overseas.

Hi.

Since both of you are legally married, and this will be your first matrimonial property in Singapore that is jointly purchased, ABSD remission will apply and only the Buyer Stamp Duty of 3-4% is applicable. Overseas properties are not considered in the property count.

1. It will be depend on your property ownership count in Singapore
Overseas properties are not considered in the property count.

From your profile, you might not be eligible to purchase a new EC or EC that has not reached 5 years MOP based on your profile unless your wife is a SPR. Even if so, both you and wife are required to dispose off your overseas property. You may purchase a Condo (new or resale) or resale EC (that have reached 5 years MOP) without such restrictions. Of this is the only property you and wife hold in Singapore, I am glad to inform you that you will be able to obtain ABSD remission. This means you will only incur normal buyer stamp duty, the same treatment a full-pledged Singaporean. The current stamp duty rates is as below:
First $180k- 1%
Next $180k - 2%
Next $640k - 3%
The rest - 4%
