Over 200 prospective home buyers have submitted their applications for a Design, Build and Sell Scheme (DBSS) project that was launched on 13 October.
Located at Bedok Reservoir Road, the 488-unit Belvia comprises three-, four- and five-room units priced from approximately S$570 psf.
This translates to around S$395,000 for a three-room flat (measuring 720 sq ft), S$525,000 for a four-room flat (936 sq ft) and S$670,000 for a five-room flat (1,130 sq ft).
While some showflat guests felt that the prices were rather high, others believed the units were reasonably priced, given their condo-like fittings, such as kitchen and bathroom fixtures and air-conditioners.
Belvia is the first DBSS project to be developed in Bedok and the first to be launched for sale after the government revised the public housing income ceiling.
Home buyers earning up to S$10,000 a month can now select between DBSS and BTO flats.
“If a DBSS flat is priced very much higher than a BTO flat, and if that DBSS project doesn’t have very unique or distinctive features, then buyers who qualify for both might opt for the more basic BTO flats, which are more affordable,” said Nicholas Mak, Head of Research at SLP International.
