HDB, URA launch 4 residential sites for sale

Singapore’s public housing and urban planning authorities launched four residential land parcels for sale through public tender yesterday, which could potentially produce 1,955 dwelling units.

Of the three residential sites released by the Housing & Development Board (HDB), two were launched for sale under the confirmed list of the Government Land Sales (GLS) programme. These sites are located at Yishun Avenue 1 / Miltonia Close and Punggol Central / Edgedale Plains.

The land parcel located at Yishun Avenue 1 has a total area of 16,900 sq m and a maximum gross floor area (GFA) of 35,490 sq m, while the Punggol Central residential site measures 20,256.1 sq m and has a maximum GFA of 60,768.30 sq m.

The tender for these two sites will close on 3 November (Punggol Central) and 15 November (Yishun Avenue 1).

Located at Bishan Street 14, the third HDB land plot was made available for application for sale under the reserve list for H2 2011.

“The site located at Bishan Street 14 is highly expected to be triggered for open tender which in turn is likely to see a high level of interest from developers,” said Chia Siew Chuin, Director of Research and Advisory at Colliers International.

“Comparatively, this plot has the best site attributes in terms of location, accessibility to MRT station, amenities and reputable schools.”

In addition, the Urban Redevelopment Authority (URA) launched a residential site at Chestnut Avenue for sale through public tender yesterday.

Situated in the western part of Singapore, the land parcel was released for sale under the confirmed list of the H2 2011 Government Land Sales (GLS) programme.

With a leasehold period of 99 years, the site has a total area of 18,700.1 sq m and a maximum gross floor area of 39,271 sq m. It can be developed into condominium / flats that can potentially yield 380 units.
