Smallest £1m UK home for sale

3 Oct 2014

What is being hailed as the smallest million-pound home for sale in the United Kingdom has been placed on the market.

At just 31 sqm (334 sqft) in size and with a price of £950,000 (alothough the final price is expected to be well above the £1 million mark)  on a 100-year lease the 4th floor newly refurbished studio flat at 42 Upper Brook Street is small yet chic. It is a classic example of a purpose built Mayfair “dower flat”; once used by genteel widows during the Victorian and Edwardian “Downton Abbey” era.

The studio flat is part of a grand purpose built Portland stone faced Edwardian-era apartment building originally designed in 1928-9 by architects T.P. Bennett & Sons and built by contractors Mewes & Davis under the auspices of the Grosvenor Estate.

Now the Edwardian-era “dower flat” at No. 42 Upper Brook Street has been recently refurbished to provide a contemporary ambience with luxurious modern fittings and fixtures, and benefiting from four windows overlooking Upper Brook Street.

The flat provides a living/entertaining area with wooden floors, ceiling spotlighting and a bespoke cabinet with TV screen and shelving and a separate drinks cabinet for storage and entertaining guests. Behind this is a generous sleeping area large enough to accommodate a double bed and side table with reading light. The flat has a separate fully fitted kitchen and a bathroom suite with large format stone flooring and wall tiles and a spacious walk-in shower.

Peter Wetherell, Chief Executive of real estate firm Wetherell, said: “Compact yet chic, this purpose built Mayfair studio would historically have served as a dower flat for an aristocratic lady from the “Dowton Abbey” era.

“Now fully modernised it would provide the perfect Mayfair pad for an overseas student studying in London from a wealthy family or a socialite who wants a Mayfair address but at a lower cost.”

Located on Upper Brook Street close to Park Lane, Hyde Park and Grosvenor Square, the apartment building at No.42 is next door to the famous Le Gavroche Restaurant, the first in the U.K. to be awarded one, two and then three Michelin Stars.

The apartment is priced at £950,0000 on a 100-year lease, with a service charge of £2,200 per year
