District Watch: District 13

This area may not be the biggest or busiest in Singapore, but as Cheryl Tay discovers, good things do come in small packages.

Consisting of Braddell, Macpherson and Potong Pasir, District 13 has gone from an area known for its sand quarries and vegetable farms to one filled with thriving housing estates today. Macpherson’s industrial area at Circuit Road also makes it convenient for residents of District 13 who are working in that area to travel between work and home.

Furthermore, there is no shortage of upcoming residential and commercial developments to enhance the district’s attractiveness for both buyers and investors.

GOOD LOCATION, GOOD PRICES

District 13’s location in the RCR (Rest of Central Region) means it is close to the city centre but still enjoys relatively affordable property prices. The North East Line (NEL) and Circle Line also run through the district, making it easily accessible from other parts of the island.

COMING YOUR WAY

A slew of upcoming developments are already planned for the district: The Venue Residences, Sennett Residence, 18 Woodsville, Sant Ritz and Eight Riversuites, namely.

The Venue Residences is a mixed development on the site of the former Jackson Centre. Located at Tai Thong Crescent, it enjoys connectivity to the rest of Singapore via major expressways and public transport modes. It also comprises 260 units spread across four blocks, and residents can shop at its very own Venue Shoppes.


Set for completion in 2017, The Venue Residences offers over 260 dwelling units.

Sennett Residence will feature 335 units, ranging from one- to five-bedroom apartments and penthouses across three 18-storey towers, and is connected to major expressways such as the PIE, KPE and CTE. Families may find the development a good investment, as it is located close to St. Andrew’s School, Cedar Girls’ Secondary School and Cedar Primary School.

Located at Woodsville Close, 18 Woodsville is a 101-unit freehold condo that enjoys close proximity to many schools (such as Bendemeer Primary School and St. Andrew’s JC), retail outlets and expressways. It is also easily accessible via public transport on the NEL and Circle Line.

A short drive from Little India and the city centre, Sant Ritz is a condominium development located near Potong Pasir MRT station and several reputable schools. Its 175 units range from one-bedroom + study apartments to three-bedroom penthouses.

Last but not least, Eight Riversuites is a 99-year leasehold property located in Whampoa East. Like the other projects, it is accessible via MRT on the NEL and Circle Line. It also enjoys the convenience of nearby supermarkets and schools; its completion is expected in 2016.

Jeremias Teo, Senior Marketing Associate at OrangeTee, surmises that the main unique selling point of the aforementioned developments is “their proximity to Potong Pasir MRT station on the NEL which can connect commuters from these residences to the city centre and other areas in a matter of minutes.”

POSITIVE OUTLOOK

The future of District 13 looks bright, especially for investors. Teo says, “In my opinion, the current trend of soft transactions in D13 reveals a promising future of price appreciation, following its rise in sales volume. After all, when we hit rock bottom, the only way is (to rise back) up. However, when and how fast this upward trend will occur has yet to be determined.”
