Clementi flat hits the market for $968,000

EXCLUSIVE: A 5-room HDB resale flat at Casa Clementi is up for sale at an eye-popping $968,000, nearly a month after PropertyGuru reported that a similar unit at another block within the precinct was sold for a slightly lower price of $960,000.

According to listing details on PropertyGuru, the unit at Block 416 Clementi Avenue 1 has a built-up area of 1,259 sq ft. This translates to a psf price of about $769.

Located above the 30th floor, the flat offers unobstructed views of Bukit Timah hill and comes fully-furnished with “designer décor”. “Just bring luggage and move in,” the listing stated.

The property is relatively close to the Clementi and Dover MRT stations, while nearby schools include Nan Hua High School and the International Community School.

Completed in June 2012, Casa Clementi is one of the largest public housing projects in Singapore. It contains 2,234 flats spread across 10 residential blocks.

When contacted, the seller’s property agent Albert Teh would not reveal much information, except to say that the unit has been on the market for about a week and hasn’t attracted any interest yet.

If the PropNex agent manages to close the deal at that price, it will set a new high for resale flats in Clementi, and will equal the recent sale of a 5-room flat at Buona Vista Court in nearby Queenstown, which changed hands in May for $968,000 ($769 psf).

Resale prices of 4 roomers there have outperformed comparable flats at Kim Tian (Bt Merah district) and Ghim Moh Valley (Queenstown district).

The proximity to several tertiary institutions aside which has long been a source of rental demand, it is strategically located in-between One-North (a growing Regional Centre) and Jurong Lake District (a confirmed future CBD). Both offer rising rental demand and upside potential in resale prices in the medium to long term (5 to 10 years). In contrast, the master plan for the Greater Southern Waterfront City is unlikely to benefit Queenstown, Tiong Bahru and Redhill in terms of upside potential. That will benefit the area from Keppel Harbour towards Telok Blangah area.

One-Stop Centre

Of all the mature HDB estates, Clementi is the only one with a one-stop town centre that consolidates essential amenities within a 200 metre radius, that is 400 metres end-to-end which require only 5 minutes of walk: MRT, air-conditioned bus interchange, hawker centre, wet market, shopping malls, cineplex, public library, polyclinic, HDB retail shops, swimming complex and sports hub. In contrast, Toa Payoh Town centre no longer has a cinema and the polyclinic is far from town centre. Queenstown used to have a town centre but it has been demolished to make way for eventual development of green spaces such as a park. Bukit Merah Town Centre is not located near MRT whereas Tiong Bahru does not really have a one-stop town centre like Clementi although its advantage lies in the proximity to the southern CBD. Is the same for Kallang-Whampoa and Bishan as well.

The next million dollar flats, not just one, but many will hail from Tiong Bahru View HDB precinct which is next to Tiong Bahru Plaza and 3-minute walk from MRT. Their first batch of residents moved there in 4th quarter 2014 and their flats will enter the resale market in 2nd half of 2019. A little pity the exterior facade of the blocks is not as attractive as those in Havelock View and Kim Tian Green precincts which were both completed in 2012. Tiong Bahru View precinct does NOT have full length windows for bedrooms. Nonetheless, its location, being next to Tiong Bahru plaza and MRT, is superior to Kim Tian Green and Havelock View which require about 8 to 10 minutes of walk.

To command a premium of $110K above the record of $968K at Queenstown just for the interior design is not realistic
