Another HDB flat in Queenstown has been sold for close to $1 million in 2016.

The 5-room resale flat at Block 52 Strathmore Avenue changed hands for $955,000 this month. With a built-up area of 1,184 sq ft, the price translates to about $807 psf.

The block is within walking distance from Queenstown MRT station, while nearby schools include Queenstown Primary School and the Global Indian International School.

According to HDB data, this is not the most expensive sale of a 5-room flat in Queenstown this year. Last month, a unit in Ghim Moh Link was sold for $963,888, while a Holland Drive flat changed hands for $968,000 in May.

The bragging rights for many years have gone to the "usual suspects", namely Queenstown and Bukit Merah districts. In the case of Bishan, it is only their Maisonettes that command values of above $900K. In recent times, 4 more districts have shared the bragging rights, namely Toa Payoh, Kallang-Whampoa, and to a lesser extent, Clementi and Geylang. Although Geylang is really a darkhorse, it is now blessed with a white knight riding on it due to the development of Paya Lebar Regional Centre. In terms of distance to the city centre, it is equivalent to the Queenstown of the east. Expect more from Geylang to make the headlines as it continues to undergo a makeover. Just as the presence of former cemeteries did not deter Singaporeans from buying BTO flats at Bidadari, the presence of a well-regulated red-light district within Geylang is unlikely to deter buyer-interest.
