    Farcical estate management practises

    There are a great many number of rules that are not needed and whose sole purpose is to cause resentment among the residents. For example, the putting green which is almost never used, was used by children to play their games. Now, the security will routinely chase them away from the putting green. The putting green it seems is more of a decorational piece for the residents of the block facing it. Similarly, there are other rules, such as "no scooters, no pets, no RUNNING" that are in place, though they are hardly necessary at all. The management have these signs very conspicuously placed around the common areas, and they will very often enforce it, especially when children are involved. Their reason? In the name of safety. But wait. Consider the following points. On 5th January, 2017, an Aspen Heights apartment had an electrical accident which resulted in a fire. The security stopped the fire engines at the gate, and then when the firemen finally got in, they were not able to use the lifts. A resident had to bring them up to the fifth floor then open the stairs and climb up two flights of stairs. But the door was locked on the inside of the seventh floor staircase. By order of management. This delayed the firemen greatly. Another issue is the extremely inefficient process of getting into the condominium by car. Since a series of housebreakings, security began to implement a series of measures, such as ID checks at the gates. Only, they check residents. Residents of whom they are perfectly aware of that have lived here for years. These same security guards have seen them inside the condo, leaving the condo every day for work, and sometimes these guards know they live in the condo because they send warnings about scooters and Football up to those people's units. Yet they insist on this check. It is extremely ineffective. Why? Because if you're an uber driver or a food delivery, or any old contractor, they let you in without any delay.

    Awful management and security

    Simply awful management committee at this condo. Bizarre decisions taken with no consultation with residents, often resulting in genuine damage or annoyance. Security guards becoming infamous for being rude and hostile to visitors and residents alike. Condo itself is OK, showing signs of age and disrepair, and overunning with noisy kids with little parental control.

    Worst management and security team ever

    The condo is nice but the management and security staff are with no doubt the worst. They locked the fire engine outside for long time when an electrical fire accident took place on Jan 5 2017. Their response time to any event is sluggish. Residents have been complaining a lot but were ignored because most are expats ie. tenants rather than owners. The management team are very prejudiced in that sense. So if you are looking to rent, ask for sharing from friends who lived there as tenants to hear their stories.

    Aspen Heights

    I saw some comment on Aspen Heights and I would like to share my view. Aspen Heights is still a pleasant condo with excellent location, full facilities and affordable rental. Some residents comment that it is no longer family-friendly, However, this notion of family-friendly should be considered for the population as a whole. How can we accept people playing hard ball near the pool area? How about skate-boarding in tennis court? How about riding bicycle in full speed while there are so many children/toddlers playing around? People ask why the playground opens only at 9 while Young children get up early, have they considered that older children or adults living around the playground area have only until 9am to have some peaceful time? Therefore, we should ask ourselves if we act in a responsible way and consider the right of enjoyment of others and not only claim our own "perceived right".

    A balance

    I have to agree with both tenants and owners. As a tenant of 4 years with 2 young kids, the condo offers wonderful grounds for the young ones to expend their energy during the day. It is one of the reasons why we have stayed. However, it is true that some of the recent rules have gone somewhat overboard and are beginning to detract from the communal feel of the estate (including imposition of no kids in playground before 9am rule - perhaps 8am is more reasonable? - or no use of certain common areas like bbq pits). On the other hand, I have to agree with the owners that a number of kids need more discipline and supervision by their parents/guardians. Most recently, children's poo was found in the swimming pool! This is most disconcerting and unhygienic to say the least. It is not fair to punish the majority of tenants (and their kids) who generally behave due to the recalcitrant behaviours of a few. I am hopeful that management and the owners who read this to exercise moderation and reasonableness (with respect to restrictions in the condo) in the future so as to strike a balance between the needs of owners (minority) and tenants (majority).

    Rules in Aspen Heights

    I can tell you a bunch of reasons why. If you are a young family with kids your kids will have no where to play. The condo's grounds are huge yet a percentage of owners that go and vote at the AGM (usually stay at the condo as well)create bylaws that prohibit your child to play anywhere. Is there a rule in a condo wher you are not allowed on the playground before 9am?!! Well Aspen Heights has this rule. With more than 100 kids in the condo these poor little ones cant even use the playground in the morning (and we all know kids wake up early and want to go outside). Recently they put a RED tape around the tables and chairs near the bbq pit area with a huge sign that you can't sit on these chairs unless you have paid to use the bbq (which by the way costs SGD 50 to rent!). Many parents and tenants for a long time have been pleading with the management to let the kids have an area where they can play yet nothing has been done about it. They have a huge putting green that Nobody uses and they don't allow the kids to step or play on it... There have been various rules on "No ball games, no scooters and no running" all over the condo. To reiterate there are approx. 100 kids at this condo. My husband on one occasion sat by the swimming pool at 10pm with a glass of wine and was told to vacate the area as no one is allowed to sit near the swimming pool after 10pm. Many lovely people left Aspen because they couldn't live with the everyday stress and pettiness about this condo. A lot of units are empty and trust me the "rules at Aspen" play a huge part of the reason. My floor has had 3 vacant units out of 4 for more than 6 months. I can go on forever. So if you like to pay around 5,000 dollars per month and have a handful of dictators tell you what you can and can't do and not let your child ride it's scooter or play and kick a ball with his friends then move to Aspen Heights.

    Going downhill instead of improving

    For the past few weeks the condo BBQ area has been fenced off with signs saying you can't even sit at the table unless you've rented the space. (Is there any way I can attach a picture to this review?) Unbelievable. It's the only larger table in the common grounds and also the only one that is properly protected by the sun or rain. So...just because I'm not having a private party I can't sit in the common area? Certainly this was not something I signed up for when I moved in. And good luck receiving packages or phone calls - the cell service is spotty at best and intercom system unreliable. I don't have to deal with the management often, but when I do it usually ruins my day - they are always so rude, even if I'm just trying to repair an elevator passcard. I feel bad for the staff actually - they are all so disgruntled. Also when I came home the other night a rat the size of a cat ran across my path - thank god I wasn't with my children! The guard said the rats try to jump in the booth in the early mornings, so they have to keep the doors and windows closed (shiver!!!).

    Gem in the City

    This is comfortable condo to live in Singapore. The location is excellent (near to Orchard, restaurants and city). Facilities are very generous with big grounds. Most new condos have minimal green grounds. Overall, I am very glad we chose this place.

    You get what you pay for.....

    I am facing the putting green, and since the construction of the new condo opposite, this place feels like Hong Kong. Not much privacy when neighbours can look in your house, not much breeze anymore due to proximity to other building.... On the other end, the mosquitoes situation hasn't improved at all and you pretty much need to live with closed windows.... I suppose you get what you pay for.....

    D9 Aspen in demand

    I've noticed no shortage of takers, either for sale or lease units at Aspen Heights. Proves that the location, facilities and nearby amenities are still popular with investors and residents alike. I'm an owner resident since the beginning and moved to agree with Kat's comments in the previous review. I have the following to add: It is pointless for owners and management to expend valuable currency maintaining and upgrading the estate only to be misused and degraded by a handful of recalcitrant offenders. Residents deserve better than substandard attitudes towards noise and social etiquette shown by some quarters. There is simply no excuse for poor behavior and etiquette at the expense of others. By this I refer to those who do not mind their children, maids and pets well, dispose of their waste indiscriminately, clutter corridors, noisy inconsiderate behavior in common areas. There are over 2,000 residents in Aspen Heights sharing the common and strata spaces. Is there even a need to explain the reasons behind the rules limiting noise in high density living and operating machinery in limited common spaces? Yes it is true the floor slabs are rather thin and that noise does travel in this development because of the building design. All the more reason for residents to be especially considerate to neighbors and take noisy activities out of the estate. It is incumbent on the management to take a firm stance on the items I mention. I certainly would not like to see Aspen Heights deteriorate into an uninhabitable dump, a circus with little enforcement. To this end I commend those who sacrifice their time and effort with no pay at all to keep everything running day-to-day.
