Living here is comfortable, layout is good. F
Clinic and coffeeshop walk 2mins. 1km to hong wen sap school. Best looking condo in the area. The only one with 50m and a tennis court. Management also good, recently upgraded gym and tennis court now doing resurface. Can see the project is well maintained. The double glazed windows really makes a difference. Great unblock view. Helpful guards. Function room a bit small max only handle 20 pax. New estate at Jalan tenteram opening up new possibilities and mrt feasibility study planned with nearby plot of empty land. Next door sports complex old, possible due for multi use development like ONE punggol. New link bridge to St Andrew, directly link to pcn, cycle to MBS or Bishan park. Easy parking with a lot of extra lots in the estate. Price is still reasonable. -

There is a few childcare we end up sending to PCf as it's cheaper, but there is maple bear and 2 more in the area. No problem on parking space as well. Booking the function room or going to gym is easy and not overcrowded as there is only 200 units here. The guards are friendly, my guest never have issue coming especially with the icondo app. I can set everything before hand to ensure smooth entry. The reason why we highlighted these was due to our horrible experience when we rented another condo nearby. If we are paying so much, might as well choose a decent standard one. I -

We moved in for a year now
Before that we rent another condo nearby. It's a big difference. Lift are always working here. There is a 50m lap pool that is 1.2m so it's safe for the kids. The tennis court is undergoing renewal. Surrounding is good, supermarket clinic all nearby at Jalan tenteram. The people here are nice, my kid made some friends at the pool. We did a major redo given the house is 12 years old. Got in double glazed windows and so far no problem with noise. We choose this as it's there is a lot of new developments coming to this area and driving is easy as we are linked to many expressway. The function room is great for pool parties -

Best in the area.
We view many projects in the area and we found this one the have the least noise from the road, Riverbay blocks most of it. The condo also has tennis court with EV chargers. Landscaping also decently done. It’s easy to find parking as there is always a lot of extra lots. I also like the 50m pool which most condo around here don’t have or they look very old. The supermarket and coffeeshop is just 2 mins away. Driving is a lot easier with this location. -

Home sweet home
We love that we can cycle all the way to town and with the new bridge linking us to St Andrews we will be able to cycle to a lot more places -

Why we buy a unit here
Why we brought this project: we like that this is the only condo with a 50m pool and a tennis court. My unit has unblock views. This is the only condo in the area with bigger units that looks new compared with other condos in area. There is a distance from the CTE and installing zip track and closing the door shut off the noise. There is more than enough parking space, I was told by management that a 2nd car is no problem here. There is 200+ units here, enough household so the fee are not too high to be shared and the facilities are not always taken up. It’s next to prime supermarket coffeeshop and clinic. Next to this is mar thoma mansion going for enbloc. Given its price tag now there is still room to go up. -

Close to everywhere if you drive
This is the better condition condo in the area, the rest nearby are old with terrible facilities. Its a great place to stay if you drive, otherwise it’s a walk to the mrt. Carpark gets wet after heavy rain, given that the carpark is at the basement. It’s next to cte so expect some noise if you are renting, if you are buying a unit here, make sure you do up the windows for a peace of mind if you face the cte. The units facing cte have great sunsets. The guards and MA are nice, once a while some upgrades in the common area. The pool is great for kids. Shallow enough for them to gain confidence. Nearby have clinic, childcare, coffeeshop and prime supermarket just 3mins away. The function room over look the pool area which is great for parties. -

After staying here for 1 year！
Pro: Price is one of the better value ones at city fringe Estate is 11 years but most amenities are well maintained The common areas are always clean and mop, no rubbish. No mosquito. Gym is small but got all machine we use. Good community, nearby many playground and good childcare Very good pool. Different size for all ages. Very good layout for the unit. Square. Good size balcony not too big not too small. 2min walk supermarket, coffeeshop and clinic. Management is very good. 10 mins to reach mrt, walk to main bus stop then take any bus for 2 stops to Potong Pasir mrt. Tennis court Con: Need to walk 7mins to main bus stop, the nearer bus stop has less bus. The lower unit are noisy from the road. Must close window and use aircon to sleep. Function room is not big -
