    Remote location

    Good facilities and 999yr but location is too much remote. Layouts are good but fittings are very "mass market". Few public transports in the vicinity, very inconvenient unless you have a car. The location makes it quite difficult to find good tenants as well, rentals are going slightly down over the last year In the same price range, there are condos offering much better convenience, same or better build quality and far better potential for rental or resale.

    Correction

    I just wish to correct some wrong info Mrs Chew has communicated. There are currently 2 feeder bus servicing Botannia. One is provided by West Coast Plaza (which run between West Coast Plaza, Botannia and neighboring condo) and the other is by Botannia (which run from Botannia Ayer Rajah market and Clementi Mall) The bus provided by West Coast Plaza runs 7 days/week and it start at 2.30pm till 9.15pm on weekdays and 11.30am to 9pm on weekend, with 45min interval. For Botannia feeder, its 7 days a week including public holiday. During weekdays it starts from 6.30am to 8.30om with 30mins interval, during morning and evening peak hour, there are 2nd bus rotating at 15mins interval. There are 3 breaks per day, which is from 10am to 11am, 2pm to 3.30pm and 5pm to 6pm. During weekend, the bus will run from 7pm to 6.30pm, with 30min interval. I would recommend Botannia for people enjoy condo lifestyle, people who value space and green landscaping. It is actually very peaceful during the afternoon and evening, except for the occasional noise from pool side BBQ, kids play pool and occasional noise from resident's Lamborghini, Ducati and Harley Davidson. Botannia has just achieved a record price of 1327psf last month. When hundred tree TOP next year and the launch of the mixed development project at HL garden shopping, price is expect to rise further. I was told that the current wet market at Ayer Rajah wet market will soon have to make way for NTUC supermarket, and this should bring more convenience to residents living around that area. As for schools and childcare, there are plenty. A search using onemap will show you all schools around the area. Maintenance fee for a 4 bedder unit at Botannia is around $380, which is normal for most mass market condo.

    Not worth it.

    I went yesterday at 3pm to view a unit in Botannia, after hearing so many good stuff from here. Pros 1. Great parcel of development with 999 leasehold. 2. Beautiful landscape with many pools & plants. Cons 1. Far from food eateries; can take bus shuttle but it comes at 2.30pm, 4pm etc 2. Not near MRT (almost 1.3km from Clementi MRT) Needs a car certainly. 3. Far walk from main bus stop; my poor kid under the hot sun - NO WAY! The schools nearby are not our preferred choice. 4. Launched price was $680, now greed has sent the PSF to $1,200. 5. Large landscape & many facilities means a hefty maintenance fees monthly. For someone who does not tennis or billiard or karaoke, sadly I will be subsidizing other users. It should be "pay for use" instead of current practice. 6. Most important reason why I walked away from Beautiful Botannia is this : @ 3pm on a workday at the swimming pool a group of residents / tenants were making so much noise. They were partying in the afternoon. I smelled beer as I walked past them. It is their right to do anything they want but I prefer a place that is quiet during weekdays as I work from home. Thus also the reason I am not considering condos within 500 m from MRT or heartland central. I asked a PRC lady resident while I was at the pool if they regularly meet up like this. She just smiled politely. Sad to walk away. Really sad. But logic must prevail over emotions when it comes to property ownership since it is a so expensive buy in SGP; too far, too expensive - upfront as well as monthly, too noisy, too inconvenient OVER so beautiful.

    Wow.

    finally got the chance to visit Botannia. This is one of those project that really my breath away. very impressive building design, big land, very windy, nice facilities, especially the pool, landscaping, gym and my favorite the gas grill BBQ pits. Only 2km from the Jurong Lake District, within 1km from Nan Hua and Qifa Pri Sch, childcare center at door steps, up and coming retails shop at former Hong Leong Garden Shopping Center. I would rate this as the best family condo project around the JLD and its 999LH.

    Rowdy tenants aplenty

    Botannia is indeed one of the more beautiful estates you can find these days, and I would have bought a unit there had I not heard the following from a close friend who lives there. The peace and quiet is frequently ruined by insensitive tenants who party late into the night, having no regard to the security or even the police warnings. These rowdy tenants are mostly the staff of Act*** Hor**ons Sin****** who are working in an entertainment project in Uni****** Stu***** Sin******. They tend to come home late at night and throw parties with noise levels as loud as they like with no consideration for their neighbours. Swearing and drunken merry-making is a common event. I too have had the most unfortunate experience of having such unruly neighbours and I can assure you that it is a long and tedious process to get the landlords to change the tenants behavior. WHile I had only to deal with one landlord in the past, I heard that Botannia has the more than a handful of units tenanted to this kind of folks. My heart goes out to the residents and the management committee. I only wonder how one can find out about these kill-joys before signing on the dotted line only to regret it after moving in. Good luck to us all in our house hunt!

    Most beautiful condo i have seen so far!

    Botannia is a very modern, new concept design condo i have seen so far. Spacious project with lots of facilities. 2 Tennis courts and few pools. Billard entertainment room as well as Karaoke room and lots more! Free private shuttle bus to ferry you to Clementi MRT and nearby food market. What else do you expect? =) Security guards are friendly and the cleaners are very diligent as i have seen them cleaning the pool toilets... well done and keep up the well kept environment!

    Love this development

    Botannia is a beautiful condo. facilities and landscaping are first class. units with pool and reservoir view are spectacular. regular 5km runners, you will enjoy the wide open track around the Pandan reservoir which is about 5 to 10 mins walk away. Although located in the west side of Dist 5, the connectivity to city and west are suprisingly good (AYE/WC highway). there are plenty of schools around that area, which is great for family. Only wish will be to have a decent shopping center near by, which is why I am hoping Hong Leong Garden Shopping Center will get enbloc soon.

    Great atmosphere

    I feel this is a very nice development for famlies, tranquil and not too far from town. Another nice developmet is the parc at clemnti (that is nearer to MRT station). But those who prefer the sound of birds, and fresh air, this development is great!

    Botannia more for family

    I find that the development is pro family living. The issue of not being convenient (i.e. no feeder bus) is relevent but not the most important consideration as most family living in a condo will most likely have a car. The are many developments big or small that are nested amongst landed properties that do not have access to public transport which have been selling well. When buying a property or rather a home, we should be looking if the environment is conducive for the family as it is a long term investment and not a short term speculation.

    A santuary within the city

    After much home-hunting for weeks, we went to Botannia for viewings and bought a 3-bed unit on the very same day. The first thing attracted me was the bright & spacious functional layout of the unit, big functional kitchen area (which is rather hard to seek for in nowadays new projects), only 12 storey high with generous built in area of the condo with fulll facilities, including a 50m lap pool. Not to mention the award-winning design of the condo, with each unit getting as least west sun as possible. What is more important to us is, it is within 1km away from Nan Hua Primary School. Breezy, peaceful, quiet and yet lively in the condo, it is a sanctuary within the city.
