    The only plus point is near to MRT

    I have been staying around Lakeside MRT area for more than 10 years. The only plus point of Caspian is MRT, but the location is lacking of other amenities. There is no shops, foodcourt and wet market nearby. The neareat maybe is at Street 51 which is rather far away. For those who driving, there is only one road to exit. When Lakefront is up, imangine that the cars from both projects will use the same exit and it will definitely jammed during the peak hours. Compare to it, I found Lakeshore is a better location as it is quite central in the middle of mrt, school and shops. I need to emphasized that I am staying in Lakeshore, in fact I wished that too.

    Worth the price in the long term

    Consider the project in the long term, as said in a chinese idiom, use a long line to catch a big fish. although it takes time but it will be worth the wait. moreover, with the government's intention to open up the west area, i'm sure there will be more hustle and bustle around here in times to come. The completion of Canadian international school proves that it is shifting the focus of it becoming an internationally recognised area besides the city area, where most of the international schools such as the british council are concentrated within.

    Caspian is too expensiver to consider

    Went with one of the agent last Sunday for viewing. Even the interior and landscaping is impressive but I think the price is too high compared to neighboring projects. Good squarish layout with sunken garden and expensive furnishing for BBQ, cabana and poolside but these seem factor inside the crazy asking price. 3 bedrooms selling at $1,300,000!?! I will give it a miss!

    Looks good but expensive

    When I was looking for a condo, I was attracted by the good yield achieved by The Lakeshore and others in the area. I was also enticed by the fact that the developer was Frasers who had a reputation for quality finishing. I also liked the JLD story. I had in fact put in offers around 900 psf for 3BR units in Caspian a few months back but they were rejected. Unfortunately, that's all I'm willing to pay for Caspian. In the end, I bought a unit in Lakeholmz instead at about $100 psf less than what Caspian owners were asking for. I doubt rentals will be far apart when Caspian takes on a few years.

    Not worth the money for all the cons

    we always look at pros and cons in buying properties. agents always use JLD as a selling point for jurong properties and proximity to mrt. JLD and mrt is not everything one should look for in a condo. On the surface, you might think that lakeside mrt is a plus point for caspian, but in reality, it is not a good station to be near as it is in the middle of nowhere and trains from that station will always be packed during peak hour. As for JLD, i agree with the previous posters caspian is nowhere near to the main entertainment and recreational amenities in JLD in terms of walking distance, so i do not understand what is the hoohah about caspian being near JLD. being by the lake with no view of the lake is another turn off for caspian. Two bedders face the noisy track that starts operation from 5.30am in the morning till past midnight at constant intervals, no way a unit owner can open the window to enjoy any peace (i think hdb residents nearby get more peace). With the launch price for this project not too long ago at $500k plus (for two bedroom) and $700k plus (for 3 bedroom), buying at current prices is simply ridiculous. Do not be swayed by a project being near mrt, coz not all mrts are worth being near when we study the location.

    Caspian is neither here nor there & too Ex

    I remember the launch price of a 2 bedder at caspian being $5xxk and at today's prices it is really a rip off. Reasons are as follows: 1) It is totally blocked with no lake view, only MRT track and surrounding buildings; 2) It is simply unwalkable to attractions in the JLD, basically no malls within walking distance now and future; 3) Lakeside MRT that it is near is neither here nor there and it is not the best of MRT lines coz it is far to anywhere; 4) Those who buy the 2 bedroom track facing units don't know what they are buying into until they hear this: (http://www.youtube.com/watch?v=J1gktKRvoGA) 5) The interior of the condo is so mass market; 6) As the condo is in jurong, the smell of industrial effluents in the air is inevitable everyday.. I won't advise anybody to get this condo...

    Big no no to caspian

    Caspian has no view, totally blocked by hdb and other developments. Being beside the track makes it look like some factory building and looks ugly. Jld is also over hyped and Caspian is far to walk from amenities there if you study the sld master plan carefully. If you miss the launch of Caspian, forget about buying it coz you will end up getting ripped off by the sellers. Don't buy units facing the track especially coz you end up paying good money for endless nightmare from the tracks

    Good or Bad

    Be it good or bad reviews, Caspian owner had achieved what they wanted. It seems that everyone is interested in this project and hence explained the 47 reviews!!! Straits Time captured a photo of Caspian and headlined: Property Boom is Jurong Lake leading to higher PSF. Caspian had hit $1000PSF. How far can she go? You be the judge.

    Caspian is Condominium not Apartment

    Look like another attempt to push down the price of Caspian. Saw comment on property status of Caspian and obviously commented without knowing the difference between Condominium and Apartment. Apartment is with smaller space and little facilities but Caspian is with full facilities. From URA website (which is more accurate), it classified Caspian as Condominium type. Conclusion - Caspian is a Condominium and definitely worth the Condo price which is more spacious than LF and newer than nearby condo.

    Its just an Apartment but Condo Price

    Please give this place a fair rating and give truthful comments. I stayed in Jurong and i can't wait to shift to the east. Air is bad from industrial area, and worse, plus noise from the main road and occasional jets. The exterior looks indutrial. No matter how nice the interior is, it is still considered as an apartment, meaning there's too many units in the plot, leaving little common space. That is cramp. But you are paying condo price! For the location and price, try Lakeshore and Lakefront, both are condominium status (U can check this in properyguru). Lakefront is quieter as its nearer to station than the track. Which is a huge difference in terms of noise.
