Rundown and no hope of enbloc
Viewed this condo recently. The property is falling apart. Cheap, dilapidated woodwork and tiles. Leaking pipes, shattered tiles, weird sewage smell, and water stains barely painted over. Buyers will have to change all pipes and electric wires at the minimum to make the properties inhabitable. Driving there is also a pain with the narrow road outside being clogged by partygoers' cars. Not to mention a construction site right at the gate. This is a slum priced like a mansion. -

UNIT NOT SOUND PROOF & POOR MANAGEMENT
Lived here for 2 years. Love the space. Love the location. Supermarket & one of the best wet market. But omg... i can hear everything that my neighbour upstairs is doing. I can even hear the dog's FOOTSTEPS. Its a nightmare. -

Affordable City Living
I am a resident here and I am still loving the stay in Emeral Garden, along the popular club street! Pros Not only it is an affordable 999-yr development in District 1, it has full condo facilities, except tennis court. The biggest advantage is that my apartment does not have a balcony, hence, the floor area is fully maximized especially for haze months like now. Moreover, it is within 10 mins walk to all MRT lines (NE, DT, EW, NS) - except circle line. And I am excited by the Maxwell station, which is coming up soon! Amenities like Cold storage is just a stone's throw away, else NTUC is just slightly further down the road at Chinatown Point. Meals are definitely not a problem with Amoy Street food centre, Maxwell food centre and Hong Lim food centre just less than 10 min walk! Starbucks, Subway, Macdonald, KFC, Mosburger, etc.. are all within walking distance too! Cons: The swimming pool is a lil small, not so suitable for laps swimmers. A little 'music' during Fri and Sat late nights due to the famous club street. thankfully the security guards here are 'real' and not replaced with CCTV like most developments. Overall, I would definitely recommend the place for living, even with young kids, or rental to expatriates. -

Absent management
Living here for half a year. Convenient location but too many residents are drunken louts. Neighbor vomited all over common corridor Fri night. Tried contacting property management from 10-12 for clean-up on sat morning but couldn't reach anyone. Seems have to wait till mon. Shoddy. Makes me wonder how my property mgmt. fees are being spent. -

NOT NOISY AT ALL
THE CONDO ISN'T NOISY AT ALL . YOU HAVE TO BE THERE TO EXPERIENCE IT EVEN ON WEEKEND I DON'T FIND ANY KIDS AROUND.ITS BASICALLY AN EXPAT CHOICE AS THE LOCATION IS SUPER UNIQUE. -

Too expensive
Take note that place is overvalued on a noisy street, full of kids and being sold/rented out by hawker estate agents. -

Emerald Garden - Unique Project
Well located. Near offices, MRT, hawker centres, supermarket, nestled in conservation shophouse district and 999 leasehold. While not as new as The Sail etc. and lack tennis courts etc., it has ample parking spaces and lower density than all the projects coming up in Tanjong Pagar and Shenton etc. I struggle to think of a project that is similar in nature. Very interesting. I believe the new MRT is coming up around the area, the noise and dust is unavoidable, but should be long-term positive. -

SERENE ENVIRONMENT
This place gives a very serene ambience. Once you step into the development, it is being cut out from the bustling city. Those units facing the pool without afternoon sun and have a view to the Pinnacle at Duxton are quite good. The size of the rooms are quite reasonable and better than the recent development. -

Emerald Garden - very Noisy
Due to its ideal location Emerald Garden could be a very nice place to live in. I am leaving there since a year and it is very noisy due to the heavy down town MRT construction. And this will last till 2013!!! So you can enjoy pneumatic drill sounds day and night and do not even know what a silent environment look like. Also the access is chaotic by car or taxi as it is changing everyday and looks like a labyrinthe. -
