  Beautiful Condo in the heart of D15

  Nice landscaping and full condo facilities, near to amenities and schools. This place is very good for familles.

  One of the Better Modern Condos if you can fo

  Getting to Flamingo Valley can be a chore. There is only 1 infrequent bus service, and even a car can often be caught in slow traffic along Siglap Road. You will be very well versed in the small roads to get in and out. Once inside, units are sensible, and there is a sense of space within the compound. Do note that this was build on an old cemetery, so if you are concerned about that, you may wish to look elsewhere.

  Great place to live and raise family

  Great friendly environment to live and raise kids. Helpful community with good mix of young expats and locals. Recent change of condo management - Knight Frank is now doing a great job on premises, maintaining and renewing condo facilities. Gym isn't crowded and other facilities (including tennis courts) are quite easy to book. Low density resort-style living where kids roam freely in the massive condo compounds - fantastic feeling coming back to a home like this. Plenty of cafes, restaurants and hawker food around vicinity (Siglap, Frankel, Swan Lake, Katong, Joo Chiat). 24-hours supermarket a short walk away. 10mins drive to city on the ECP on a good day; 15 mins in morning traffic. Ample parking lots. Downsides: far from MRT stations. Not within 1km of top primary schools.

  Unpleasant Living Experience: Poor management

  Living in this condo has been far from pleasant.The management behaves like we're hostages,strictly regulating even minor things like where helpers can sit.They seem more like enforcers than facilitators of a friendly atmosphere.They restrict the use of goggles and floaters in the pool,making it hard for families to enjoy.The condo's cleanliness is also a major issue,with dog excrement everywhere.Despite numerous complaints, the management has failed to take adequate measures to address this problem.Children are discouraged from playing freely.Management's focus on control and policing rather than creating a friendly and safe environment has soured our time here.The unnecessary strictness feels more like surveillance than creating a welcoming community.

  Not so nice

  Landlords overrate their units and avoid giving back deposits for normal wear and tear. Mngmnt plays the police role and monitors residents along with the security-very stressful and unnecessary.
