Heritage View
Having lived in Heritage View for some time now, I appreciate the beauty of the place and how ideally it is situated. The place has held its value well and has lots of greenery compared to other condos. The condo has 4 swimming pools giving space to different needs. Also, the area is developing nicely with lots of companies moving to the nearby area. Recently, I noticed more buyers moving into for home stay rather than renting the units out. This place is great for families and near to several well known and popular schools (Fairfield Methodist, ACJC, UWC, ACS Independent and Dover Court). I can walk to One North MRT or Bouna Vista which is slightly further. I plan to use the skate scooter to get around as well. The place is about 16 years old and the management has upgraded the facilities regularly. During weekends, the area gets quieter as professionals from One North, Mediapolis and Biopolis are not at work and its a great chance to explore these areas. -

Heritage View
Huge development with compete and impressive facilities even though it is a bit aged. Great for people working in Biopolis and Fusionpolis and who likes a condo with a homely feel -

Not really worth with the price asking
I went there twice this month to view house. It looks great when I looked at it from afar but it looks old when I went into lobby. The facilities, landscape, swimming pool look older than its age, . The tube-alike building design that you will rarely find in S'pore make you wonder how all the heat from aircons and smell from kitchens circulate. What is worst, I saw many expatriates, almost 20 are having BBQ and drinking with bare top beside pool on that particular day I visited. Not suitable for family with young kids. But, units are nice and spacious. -

Quiet and luxurious place
Stayed here for the past year... Consistent with the reviews, heritage view is extremely pleasant and has a quiet as well as luxurious feel. Price has been moving north but think its totally worth it given the discount the condo is transacting vis-a-vis the newer apartments like one north and rochester.. This place also commands good rental. In short, a very pleasant condo for stay and investment... Especially with all the exciting developments like rochester mall, civic cultural retail mall, mediapolis etc going on in the area! -

Overpriced and noisy
The condo' s exterior is very beautiful and cosy. But unexpectedly it is quite noisy mainly because of the architechture of the towers made tube -like so that they amplify all the sounds coming in from the pool areas, from the children playing downstairs etc. The amenities around are not quite there yet, but they are coming soon pushing the price higher and higher. What we particularly were disappointed with is the condo's management. The guards are not friendly. It took us 2 years to teach them to say hello.The management constantly issues new rules and regulations which sometimes have no rational basis. It feels like a kinder-garden, or a summer camp, where we are all kids and we should be constatntly told what to do. It feels quite strange to be be a grown-up and to stay at a private condo and encounter this kind of problems. On top of that, the condo is quite overpriced mainly due to the close location to INSEAD we guess, but also due to the coming development of the nearby area. However the rental prices here are not really corresponding to what you get. IMHO.So, if you are an expat family, we would not advise this place. -

Cosy place
Having stayed in HV, the condo is cosy and home welcoming. The environment is quiet and beautiful and the condo interior is truly 'resort-like'. Very relaxing coming back home everyday.... It's a gem in this area and place is very well maintained as well. Good job management! -

Great place for self stay or rental
Having lived in HV for the past 3 years, I find this condo extremely accessible to the city (east bound traffic on AYE/CTE at peak hours is much better than the opposite direction) and family friendly with lots of open spaces, parking lots (!! very important nowadays !!), pools and facilities (BBQ pits and playgrounds / tennis courts) The management is proactive and up-to-date with repairs and upgrades, keeping the place clean, and most importantly, prestigious looking despite being 10 years old. Residents who choose to live here comprises largely Western expats attending the nearby Insead or Asian expats (Japanese / Koreans), making the community multicultural, yet the amicable feel remains strong within the estate. For those who work near Biopolis/Fusionopolis and the upcoming Mediapolis, commuting to work is a breeze. Within striking distance are prestigious schools such as ACS(I), ACJC, Dover Prep School, United World College, NUS and Insead - practically all walk-able wiohin 15mins. Holland V and Ghim Moh market are but a 5-minute drive away, and Dempsey a further 10 minutes. In summary, a great place to live and invest despite its leasehold status! -

are prices coming down?
went to see apartments in heritage view last week, and was impressed by the luscious compound and environment. Definitely a big plus for relaxation. also, the location is quite near amenities and various schools, so able to fetch quite good rental yields i'm told. however still quite pricey for a 99-year. So I'm considering.... -

Heritage View is a top pick by JLL
In the property section of the July edition of "The Edge" Magazine, Jones Lang Lasalle has selected Heritage View as one of its top 4 condominium picks in the city fringes!!! The editorial named "Where are the bargains?" talks about the current property market and opinions on the 'bright spots' of private property.. read more about Heritage View under the section "Undervalued properties can still be found"... This place fetches excellent rental and is a choice location for many expatriates.. -

Interesting location
Heritage View is in an interesting location as a lot of investments and plans are in the pipeline for the buona vista area. Anyone knows when the Rochester and entertainment / cultural hub by the Rock will be completed? Read online that there are plans to convert the existing bungalows in this area to a villa resort. Think the price of condos in this area will appreciate when these projects are nearing completion? Anyone knows if this is within walking distance to the buona vista and one north MRT? From the map, it seems to be 10min walk? With many renowed schools, NUH, NUS / Uni town and the biopolis hub etc, think rental in this area should be quite good? I think HV is an interesting project, with appreciation and rental potential, for investment. Am considering doing so before the various construction of shopping malls, hotel are up! -
