Great place in Jurong East
4 shopping malls and a major transport hub - excellent location. Lots of jobs in the area with high rental demand. The sky garden and pools are great! Highly recommended. -

Grossly Overpriced
J Gateway is situated in a convenient location, but the project is too grossly overpriced for convenience. For people to pay more than $800k for a unit under 500sqft is unbelievable not to mention the larger units. I am not sure if the prices of J Gateway in comparison to older condos nearby would make any sense to other property hunters but I certainly will not pay such a high premium for this project. -

Crazy Crowd
For 1,700 to 1,800 psf, one can even get a FH in D9 to 11. Why pay the price for a LH in Jurong? Can prices in Jurong appreciate 20% above price in Orchard? -

Great potential
The URA JLD masterplan will be a game changer for the entire Jurong district. And with MND and BCA moving into Jurong Gateway next year, I am confident that MND under the stewardship of Khaw Boon Wan, together with STB and other government agencies, will successfully transform JLD into vibrant commercial hub in Singapore. Anyone buying into J Gateway should buy into the future of Jurong District, instead of benchmark it to the same old Jurong image of the past. The new projects and developments we are seeing today are only part of JLD, there are till many big project for the Lakeside district that is not announced yet. Once completed, the property around JLD will soar to greater height. -

Why I will give this a miss
This project is too hyped up by property agents for obvious reasons. When it comes down to reality, it is really not worth paying such a high premium for a mass market condo just for some amenities around. As it is, there are already malls almost everywhere on the island. On the point of investment, this project is clearly not at that level simply because it is not a prestigious location like districts 1-4, 9, 10 or 11. From an investment point of view, I would put my money in a freehold property in a better location n not be faced with uncertain rental prospects (in terms of getting the right yield) and a whole host of uncertainties. -

Decent Considerable
After having a closer view, I must said the building designs architecture are quite nice, very modern and it's stand out in comparing to any of the developments nearby, I guess it a total different life styles, I once was not convince of this lifestyle "concept" but looking at the many well received projects in Alexander, Redhill and even Pasir Ris, different quality different pricing are generally acceptable. And i doubt this price will be able to get you a similar unit in upmarket district as some have said, price too hv been appreciated. -

JLD is great but not J Gateway
Just some of my humble opinions after visiting the showflat : 1. Finishing and layout not very good 2. Psf too high n lots of wasted space 3. A number of units have lousy industrial or mrt track view despite paying such high price 4. If buying for rental investment , many of my professional expat friends from India would rather go for cheaper n more spacious condos around 5. Not much capital appreciation potential given the high entry price 6. With that price , can get better value buys of freehold pty in other more upmarket districts I wouldn't buy this project but there will always be people drawn into properties blindly. -

J Gateway is a Gem
This project should be sold out within weeks. Great location, right in the middle of Jurong Gateway. When TOP, this will be the tallest and most iconic development in Jurong area, like the Orchard residence or Orchard Road. With more malls, hotel, hospital, commercial offices, statutory board all coming to Jurong Gateway, there will be no shortage of rental demand. -

LH condo at FH price!
Only plus point is the locality which if one source hard enough can seek better condos at much lower psf also located near MRT. Was keen but put off by the $1500-$1600 psf! -

Reasons why I won't buy j gateway
1) the layout is not fantastic n paying a lot for lots of wasted space 2) if buying for own stay , those track facing units will have no end to noise pollution 3) if buying for investment , will have difficulty renting out at good yield ( less than 4%) 4) interest rates going to go up soon 5) Singapore facing massive supply of completed condos n foreign workforce will be reduced depressing rental My advice to everyone is not to get enticed to pay such high prices just because of jurong lake district which is what many agents are using as a selling point, look at sustainability. -
