Nice place for home with 3-4
Near MRT is the most plus point, parks/shops/schools/clinics within walking distance, very convenient and value for family with kids, good tuitions are just downstairs. -

Kembangan Suites: My two cents worth about th
Actually, Jalan Masjid is extremely noisy after 10-11 PM, even worse after Saturday midnight. Other than car speeding noises, this is a safe & convenient condominium. -

No noise - If window faces Kembangan Plaza
Noise occurs only if ur unit faces south. Mine faces K Plaza n I do not pick up noise from ppl,cars or MRT. Noise is blocked by K Plaza. I open window at night n save on air-con bills! To MRT 80 secs. -

Best location and floor plan but noisy at nig
I've signed 2 years contract. There's a bomb shelter room which is rare for 1 bedroom units. The sad thing is the car honking at night and weekend morning. Motorcycle speeding after 2 AM is extremely. -

Good rent - Perspective from a tenant
I have rented a 1 bedroom unit here and lived in this place since it's completion in 2011, and I must say I am happy overall with this place throughout my tenancy. As a tenant who have stayed here for a full 2 years' duration I hope you will find my review honest, and helpful. I am not sure about the locals, but for someone who hav worked in Tokyo, Hong Kong and London, the 1 bedroom unit here is pretty spacious compared to the said countries. I am also happy with the fact that it takes literally less than 2 minutes from my door to Kembangan MRT station. Many of the friends I have made here (mostly expatriates) hav chosen this place because of the distance to the MRT. Those with a vehicle however will find parking a hassle as they use a mechanized parking system, which can be inconvenient when 5 neighbours are retrieving the cars at the same time. Visitors can park along the road or inside kembangan plaza. I seldom see people using the swimming pool, perhaps because most of the units here are 1bedroom units which house mainly single professionals. The management could improve the condition of the gym by adding weights or 1 more equipment. But again I have never seen anyone using it. Siglap Park Connector is just beside the condo, I have jogged and cycled to East Coast Park numerous time via the track, it is a plus for joggers or cyclists. I would gladly continue my lease if I am not reassigned, overall this is a nice place me. Thank you. -

Not worth the price..
Super small layout for 2 bedder. Size should only meant for Studio instead. Tiny kitchen and living hall. Dont really feel comfort with the size with such a high transaction price... Only good thing is near to MRT. But need to bare the noise of the main road.. Not worth for something above 900+ psf at all!! -

Heavy human traffic and noise
Not suitable if you are looking for a quiet surroundings and place to stay - too many shops and nearby condos cluttered along the narrow Jln Masjid lane..very noisy at times,esp Fri. Parking also BIG problem -mech design, wait for 8mins to retrieve my car! Good rooftop pool size, but lack privacy as it look into the penthouse units..very near MRT. 2mins walk only but can hear MRT and heavy traffic noise. Not worth the HIGH price Regreted my choice to sign 2yrs.. -

Odd Shaped with Poor View and Poor Fittings
When you try to squeeze 2+1 rooms into less than 600 sqft, you can probably imagine how odd the layout can be. One room is so tiny, it can probably only fit a single bed. And the "kitchens" are the weirdest. They are not really kitchens, but juz a kitchen counter integrated with the living room, with the one in the penthouse unit situated right in the middle. You either get a view of the back of Kembangan Plaza, which is really rundown and ugly, or the next door old shophouse units. Materials used are very very average, which explains the initial launch prices, but the current prices are a bit too much to pay for these lousy fittings. For example, the wardrobe doors are really ugly. The weirdest part about this condo is that, you can literally peek into all the penthouse units, unless they grow tall plants all around, and the pool even leads straight to the toilet of some units, which makes me wonder... why??? The so-called gym is a tiny room that only fits a treadmill. The ground floor has shops open to public, and shopowners can access the condo through their backdoor. The only security you get is through a metal gate and fence, which seems pretty flimsy to me. All that said, it's still a viable property for investment since it's really near the MRT and shoebox apartments give a higher rental yield. My only concern is I don't know how often I will have to do repairs and the bad fengshui placing of the stoves. -

Rare modern living
Good interior design for most units here, space well utilized to provide a spacious layout. Only high floor corner units get a good view of the park, otherwise this property has a simple exterior / common areas. Pool is surprisingly huge for a small development, you get a city view from the roof terrace (where the facilities are) can be very relaxing just chilling there, not many high rise buildings around. Top notch transport links, MRT less than 50m walk. Good range of bus services too. Many coffeeshops around the vicinity, cheers and 7-11 too. Would be awesome if a minimart opens at one of the commercial units on first floor. -
