  Subpar Condo Living

  . I was a SP and resident here from 2018-2024. Please don't waste your money purchasing a unit at this million dollar slum. Not only is the estate not maintained well by the MA, but the council members thinks highly of themselves as though they own the entire estate and other SPs owes them a living. The council members do not care of the residents feedbacks and are defensive. You can attend the monthly council meeting but they do not allow SPs to speak-up even when you had politely requested to the chairman of your intent to do so.

  Unblocked view right next to the PCN

  It is so hard to find an unblocked view all the way to MBS/ Singapore Flyer area. Furthermore, the location right next to the PCN makes cycling and sports a really convenient thing to do. Even though this is a large development, but the peace and quiet is not compromised at all!

  Breathtaking views, convenient location, grea

  The river facing units enjoy breathtaking views of nature, and enjoy the park connector right at their doorstep. Community is close and have very good kampong spirit.

  A peaceful haven with nature on the doorstep

  I am a 2nd owner, and have stayed in this estate for 3years+. I am appalled by some of the negative reviews posted here, as that's not what we have experienced in our stay here! My husband and I were wowed by the unblocked river view, beautifnbul pool and offered a good price for the unit, as we could not find other estates with such gorgeous view, especially in the heartland area. I love that nature is right at our doorstep - there is a PCN right outside our estate overlooking the beautiful Serangoon river. Whenever I get stressed with life's demands, I will just stand at the balcony and enjoy the unblocked greenery and river view. This is truly a place called home.

  Doesn't recommend to rent

  I rented this condo for 2 years. The rental is very high but the facilities is very bad. The lift lobby is terrible and small. The lift always break down and the fire alarm always faulty where it will ring every midnight around 3-4am. The door does not sounds proof where you could hear the noise from outside. If you have choice, don't rent this place

  Terrible condo, Do not buy and rent.

  I've been renting here for 5 years and this project is very bad. There are two lifts in each block and only 1 lift goes down to the lobby and another need to walk thru the staircase. The lift is very slow. The ground floor is Level 1 while the lobby is B1. The lift will go down to level 1 first then come up to B1 and level 2. This is a very stupid system. Also, the lift lobby is very tiny. My friends came over to visit my house and they told me even ECs are much better than Kingsford Waterbay. The car park is only 1 direction which is very stupid as well. If your car breaks down in the middle of the way out, all the cars will be stuck at the back. The fire alarm always got problems. Each night, especially at the midnight, the fire alarm will ring very loud.

  Lots of defect popping up after 1yr TOP

  Defects in residents house and common area surfacing after 1yr from TOP and develop only provide 1yr warranty.water heater was dated manufactured 2016 and leaking now
